Heatherbrae House 2 Condominiums

We were excited to view this Scottsdale condo for sale located in the Heatherbrae House 2 Condominium complex since it offered 3 bedrooms, a living room plus a family room and 2 bathrooms.  There would be plenty of room for our guests.

When we pulled up to the complex I was a bit disappointed again.  There were rental apartments across the street and they didn’t look so great.  The condo complex was built in 1964 and I feel that when these older buildings went up in Scottsdale (in general, not just these particular condos) they used the old style from the east for the “new” west.  The complex seemed to be well maintained but the buildings were white painted block with little architectural detail.  To me it appeared older, sterile and blah looking. 

The good news was that it was near the Old Town area of Scottsdale and that was very appealing to me.  Truthfully, the Old Town area was what I thought about when I would think of Scottsdale.  That was the only place I really ever visited multiple times.  So I really wanted this one to work out.

The unit we viewed was literally right outside the door from the pool.  I wanted to be close to the pool but my husband said that was a bit too close.  It still didn’t bother me that much, especially since I felt we’d spend more time in the family room which was located in the back. 

We stepped into a tiled room that in my opinion was a living room but was being used as a dining room.  I thought it was too large for a dining room.  However, the floorplan was kind of weird in that I’m not sure where else you would put a kitchen table.  There seemed to be a large hallway next to the kitchen area that a table might have fit in but the staircase was also there.  We only viewed it one time so my memory is a bit fuzzy on that part.

The family room was a nice size and I believe there were sliding glass doors out to a large private patio.  There was 1 carport. 

Upstairs were 3 bedrooms and 2 bathrooms including a 3/4 bath in the master bedroom.  That was another negative.  There was no bathroom at all on the main level.  If my Mom visited she’d have a difficult time making the stairs without help just to go to bed.  Having to go upstairs everytime she needed to use the bathroom would be a pain. 

It was the best one we saw up to this point and made us feel there might be hope that we could actually find something we liked.  But we weren’t done for the day yet and our next stop was Chateau De Vie.

Casita Real Townhomes of Scottsdale

After seeing our first place, a Park Orleans townhouse in Scottsdale, AZ, our next stop was to the Casita Real townhomes located on Indian School Rd in the 8500-8600 range.  There were three on our list and two of them were the lowest priced units we were going to see.  One kept reducing as I watched it before our trip.

We didn’t have high expectations but we wanted to view them.  I figured if they were halfway decent, we could fix them up since they were priced so low.  It seemed to be a good investment, especially since the 3rd unit was priced much higher.

We were only able to view two out of the three units.  As we drove into the complex I was once again thinking that we just weren’t going to get what I hoped we could in our price range.   These buildings were very square and industrial looking, gray and nondescript.   It just didn’t seem like a very inviting complex.  In fact, I question whether these were a conversion, although townhouse style units have not normally started out as apartments, although maybe it’s different from AZ to IL (as so much is different with the real estate market in the two states).  They were built in 1973.

The first one we saw was the one I was most excited about as it was the one that kept reducing price.  From the online photos it didn’t look too bad.  Boy, were those pictures wrong!

This was the only occupied unit we had seen so far.  And it was in the worst shape of any property we saw.  These were two-floor townhouse type units and the first one was a real mess.  The owner was there working upstairs in his messy bedroom on a computer.  I’d be so embarrassed that I wouldn’t have shown my face!  But when some people live this way they don’t care.  No matter the price, I just didn’t see any redeeming qualities in the place. 

The other unit was also priced low and was vacant.  It was in better shape than the previous one we saw but I still didn’t like the complex and I can barely remember the unit itself now.  It just didn’t move me.  I realized we weren’t going to find any real bargains since these were the lowest priced units that had the amenities we wanted and allowed pets and renting.  Off to the next one!

Note:  The owner-occupied unit I saw made it sound like the seller was in distress and was losing his townhouse.  The other one we saw was already lender owned.  They are not currently on the market so I’m not sure if they both sold or the owner-occupied unit went into foreclosure.  There are currently 3 more available priced under $115,000 as low as $76,900 for 3 bedroom, 2 bath townhomes.   Two are bank owned and one is a short sale.  Seems like a lot of distressed units in one complex, but I guess that’s happening all over.  In IL I’m seeing more foreclosures and short sales coming on the market and I don’t think we’ve been hit as hard as Arizona.

Park Orleans – Our First Stop

The first unit we looked at was a ranch style unit we chose at Park Orleans in Scottsdale, AZ.  We threw it in at the end as it only had 2 bedrooms, but it had a family room that we figured we could put guests in to sleep.  It was listed as a townhouse.  We were in our agent’s SUV leaving the coffee shop where we met for the first time and I was (not sure about my husband) anticipating our afternoon of showings.  One of these units might be ours!

She pulls into what at first appeared to me to be a mobile home park.  It wasn’t.  The photo in the MLS was of a two-story building right by the pool.  That was not the unit we were being shown.

As we drove into the complex, my first thought blurted out of my mouth, “This looks like the Bates Hotel!”  There was a section of units that were in a two-story building.  I’m not sure if they were 2-story townhomes or a cluster of condos.  But upon our arrival we drove past a bunch of low looking, single story buildings that looked like a cheap motel.

This was the first chance my agent got a view of our personalities, or at least mine.  I didn’t look at her reaction when I let my feelings out as I was staring at the complex in amazement.  In my MLS, an agent would get in trouble for putting in a photo of a different unit.  But I’ve learned that real estate is handled differently in AZ than in IL. 

My heart sank thinking that this was representative of the kind of places we’d be viewing and maybe we can’t afford what we’d like in Scottsdale, after all.  Unbeknownst to me, my husband was ready to call the search off if this was all we could get. 

But I’m not picky and figured if this is how we’d have to start out in Scottsdale then we could move up in the future when we were ready to retire.  So we took a look inside.

Although the inside of the unit was spacious enough, it was very sterile and cold looking to me.  There was no charm, nothing unique.  This place could have used some staging to bring some warmth into it.  It was vacant and just didn’t show well.

And guess what?  It is still on the market at a price reduction of $25,100 from when we saw it at the end of December ’08.  And I think it’s too bad.  This is definitely a unit that spending a little on staging could maybe make the difference of a sale.

Even though the complex itself didn’t make me feel good, the idea of a single story unit was really good since you didn’t have anyone making noise above you.  Many ranch style townhomes were out of our price range, or the monthly maintenance fee was over $400.00 for the patio homes.

At the current price we might have considered it, but it was $25,100 higher when we viewed it and it was so high we wouldn’t have even thought of making an offer.

Please understand that although the complex was not what we expected, the unit we saw just wasn’t something we were drawn to, especially at the price it was at.  We might have actually considered it at a lower price but we did end up seeing nicer units and complexes.  If you are a happy Park Orleans resident, this is just our opinion.  Feel free to add your comments.

Also, to remind anyone reading this blog, we looked at Park Orleans because it showed that pets and renting were allowed.  In fact, I believe the unit we saw is currently up for sale and rent, whichever happens first.  This complex is located at E. Indian School Rd. between 83rd St. and N. Granite Reef Rd. in Scottsdale, AZ.

Our Shopping Trip

man_trying_to_flyI’ve mentioned how I hate to fly.  But this was a more than usual exciting trip.  Every time I fly it is usually for something fun and exciting such as a vacation or having a fun visit with my family in California or an exciting trip for a real estate seminar, etc.  Flying to Arizona to search for Scottsdale condos for sale was really something special.

The reason this trip was originally scheduled was because my husband had a gig with his musician friend at Maggiano’s in Scottsdale for New Year’s Eve.  So he did need to have a little rehearsal time. 

He was a little put-off that I had scheduled property showings for our day of arrival.  This meant that we got picked up at the airport by our friend, brought back to his home to unload our suitcases and jump in the car to meet our REALTOR.  Even I was hoping we could pull off the timing.

We met our agent at a coffee shop and had to purchase something quick for us to eat.  She was waiting for us and let us pick up some food and we sat down for a while to go over our day’s showings.  She presented us with a very nice notebook showing all of the listings we would be seeing during our visit and information on the area and how real estate works in Arizona.  I was very impressed and mentioned that this is probably done because they are a popular destination area for out-of-towners.  She said she prepares this book for every one of her clients, local or from out-of-town (or country). 

I prepare a little folder myself with the listings I’ll be showing that day and some other stuff, but it’s nothing like what she gave us.  I still have it and have added other paperwork to it.

So we met, we talked, she explained things and we were ready to view our first place…

The Search Goes On

magnifiyhousesI already wrote about the short time of buyer’s remorse I went through before going ahead with our Scottsdale condominium purchase.  Fortunately, it was short lived and I kept thinking about the investment value of our purchase.

Once again, we were surprised we could afford to purchase anything in Scottsdale, AZ and the reason was because of the recession we were in which affected (and caused) real estate prices to drop throughout most of the nation.  Arizona was hit very hard and in my opinion was caused by over building because there was a rush of buying in the state.

Baby boomers were retiring and moving to this warm, dry climate.  Californians were moving to Arizona as it was more affordable.  A lot of Canadians purchased here as well as other foreign buyers from different countries.  But new construction outnumbered the ready, willing and able buyers as our economy tanked.

Some areas were hit harder than others.  California’s prices plummeted as well as the Phoenix area, Las Vegas and Florida, among others.  Detroit, MI was hit hard because of the faltering auto industry.  I am still seeing declining prices in the southwest suburbs of Chicago, IL.  Although we don’t feel we were hit quite as hard as some of the aforementioned areas, I am seeing prices cut on some properties by $100,000 and more in northern IL. 

So I knew that if we did not go forward with this purchase we would regret it down the road.  I am not a gambler and purchasing a property that we were not planning on renting out was still something I was having a difficult time swallowing, I knew we had the option to rent it if we wanted to and that made me feel better.

So the search was on and getting very close.  My fear made way for the excitement of shopping for a Scottsdale condominium.

Buyer’s Remorse!

money_trapI have purchased 6 properties before, one of them a 4-flat that I lived in for a while and then rented out my unit after moving to another place.  I am not a first-time buyer.  Yet right before we’re ready to leave and start our search for our piece of Scottsdale real estate, I started getting buyer’s remorse.

I was worrying how my income dropped from the prior year (which was my best year ever, but I expected to beat that).  And it dropped big-time, by about half!  I couldn’t help but remember the gloom and doom writings of some well respected real estate gurus telling us that “we ain’t seen nothing yet.”  What if my income was cut in half again in 2009?  Could we still afford it?

I wasn’t so worried that what I bought would drop in value since we planned on keeping it for at least 10 years, if not more.  So that wasn’t the issue.  My fear was that although we kept saying this was an investment, it was really just a 2nd home.

A true investment doesn’t sit empty for most of the year collecting dust.  A good real estate investment pays for itself as a rental (and then some).  So to me this was an extravagance, not an investment.

My husband doesn’t want to rent it out if we don’t feel the need to.  Let’s face it, when you’ve got brand new furniture and carpeting, it’s hard to let strangers use and abuse it.  I get the heebie jeebies at hotels, too.  I try never to walk on floors with my bare feet and try not to sit on the bedspreads, even fully clothed.  I’ll pull down the bedspread and sit on the sheets – hoping they’ve really been washed.

So even though I was gung ho on renting it out to snowbirds until we’re ready to retire, I also feel ambivalent about renting out our baby to strangers.  But can we and should we accept a vacant piece of property that just sits there for our part-time pleasure?  Are we nuts?!

So I confessed to my fellow Internet friends, agents and webmasters

Many of them told me of their second homes and how happy they were with them.  No one tried to talk me out of it.  They did make me feel better, but I still had that funny feeling taking over the excitement I had been living for a couple weeks as we were getting closer to our Scottsdale trip.

Should we really go through with this?  Should we call the search off?  Should I sheepishly call my agent and tell her to forget about it?  To be continued…
